What a difference a day makes…

Going to make this lengthy post in two parts addressing both the Plantation Park East Home Owners Association (PPEHOA) and City of Plantation City Council.

Attending the City of Plantation City Council Meeting Wednesday, January 13th, 2016, it was apparent that the PPEHOA had succeeded inciting the community with emotion by placing a propaganda flyer on the door of everyone within the community! I say propaganda because any flyer placed on my door without authorship really is nothing but propaganda.

So let’s again break down the document; first paragraph I cannot disagree (Although the land has been developed! Not Undeveloped!) but moving on to the second:

“THE SITE IS ZONED FOR OFFICE BUILDING/COMMERCIAL AND IS INTENDED FOR THE ECONOMIC DEVELOPMENT OF THE PARK EAST AREA; MEANING JOBS.” (Caps from flyer)
The site has been zoned this way for over three decades! Over thirty years! In the space of that time, the economic impact of the property has resulted to not one attributable JOB from the PPEHOA community. During the latter decade the property can be attributed as a hangout for drug dealing and motorcycle dirt bike riding with no supervision or maintenance on the property. Individuals stopped their cars and urinated on the community side of the wall surrounding the property. I have personally witness this on three separate occasions! And let’s not even mention the shootings, rapes, burglaries and theft during this time. The developer has committed to a community job fair insuring the opportunity of small businesses within the PPEHOA Community participation in the construction and growth of the Strata project and PPHOE Community! JOBS!

“WE HAVE ENOUGH MULTIFAMILY TOWNHOUSES AND APARTMENT COMPLEXES IN THIS AREA. WE NEED THE BUSINESSES THAT CREATE JOBS.”
This particular piece of property is not business friendly for the type of business that creates the JOBS needed in the community. Sure, if you want the Rick Case Acura and Hyundai dealerships to flatten the property and make it a storage facility for cars or expand the dealerships, would that be advantageous for the community? Sorry Mr. Case but no, I do not want trucks, lighting and PA systems blaring across the street from my home or the PPEHOA community. The limited access to the property would require the opening of the East gate and insure more traffic flow into the community. Mr. Case has been very open and accommodating when approached about the test drives going through the community and has put a stop to them when the issue arises. Also; visibility from Sunrise Blvd. because of City of Plantation Codes, erecting a sign tower for exposure is prohibited. After thirty years, no business has established themselves on the property and would not expect it to change now specifically under the present economic realities. With financial markets in correction territory and the holidays over, commercial property is trending to an overabundance. With American Express, Whole Foods and the change in the Plantation Hospital, businesses are running from the City of Plantation. Walmart and soon to be Macy’s and HHGreg closing stores. However with rents, property values and the mortgage climate we need more affordable luxury housing. More on this topic later.

“THE DEVELOPER BOUGHT COMMERCIAL LAND BUT HE IS PLANNING TO BUILD RESIDENCES HE IS ASKING THE CITY COUNCIL TO CHANGE THE LAND USE TO RESIDENTIAL. IF THE CITY COUNCIL VOTES TO CHANGE; THE RESIDENTIAL WILL NOT STOP AT 150 UNITS. THERE IS ENOUGH LAND IN THE PLANTATION BUSINESS PARK FOR ALMOST ANOTHER 150 MORE UNITS.”
The propaganda really kicks in here… The topic of the land use is for 150 Units! Where did the additional units come from? If the developer was allowed to complete the project as submitted, He CANNOT just decide to add more units or develop any commercial aspects WITHOUT THE APPROVAL OF THE COUNCIL AND THE PPEHOA COMMUNITY. So the propaganda defers the issue to issues that are attributable flyer. It has NOTHING to do with what the developer is asking the City of Plantation City Council for now! Can we just deal with the real issue that is proposed today and remember that the land PPEHOA Community is now constructed was once zoned agricultural and dairy!

I am a Plantation Park East Resident and APPROVE of the project! You do not speak for me nor do I speak for you. This site is my opinion and my opinion only. Don’t know whom the we is in this propaganda flyer, it is from one unnamed person who placed it in my door jam, but all you have to do is fill out the contact form and I will gladly reply.
